How to identify a good Real Estate investment

The market is flooded with books and seminars on how to find a good real estate investment. I'll do a summarize version of all the books for you here:
1. It must be belong to someone else - that means people wants it!!!
2. It must be tenanted - that means it's not haunted!!!
3. The Rental fetch higher than mortgage - so it won't drain your purse every month
After you qualify all these above, the final most important steps is to find an owner who is stupid enough to sell it.
